During the normal course of business, San Miguel Management has had the unique opportunity to provide services to our clients that exceed their expectations. Below are a sampling of some of those opportunities.
By retrofitting the lighting in all parking structures, we were able to capitalize on a rebate through the electric company. With no out of pocket money, we have exceeded our savings estimate. Our annual savings total $37,099. This retrofit is expected to continue saving money well into the future.
Management of Sunset Ridge Apartments was assumed by San Miguel Management in May 2009. Occupancy was 79.6% and NOI was on track to end the year $1.05MM under budget. Through a series of decisive actions and employing our management philosophy, Sunset Ridge Apartments has surpassed $2MM NOI and has enjoyed an average occupancy of 98% for the past nine months.
After the success of the lighting retrofit on the first half of the parking structures, we were given permission to repeat the process on the remaining structure. For an investment of $982.13, we exchanged the lighting to CFL and created an annual savings of $32,833. The change had an immediate impact and is one that has created not only lasing savings, but added to the value of the investment.
